Buying Real Estate: Comparable Market Analyses

The following is an example of a Comparable Market Analysis (CMA), which can help to develop a market value for a particular property in which you may be interested. In this example, the house in which you are interested in, 107 Oak Street, is the Subject (S) property. The other properties are those that have sold in the last year or so, and show their listing prices as well as sold prices. An effective CMA lists as many properties as possible that are both comparable in size and style as well as in as close proximity to the subject property as possible. If an Agent is representing you as a Buyer's Agent, they will have no problem developing a CMA for you. If you are dealing with the Seller's Agent, they may not be able to develop a CMA if it could potentially weaken the bargaining position of the seller.
