Find a Pre-screened Contractor
One of the biggest determinants of how quickly a property will sell and
how much it will sell for has to do with the overall condition of the house. You cannot change the location of
your home, or change the overall market, but you can make your house stand head and shoulders above its competition.
It does not matter if you are selling your home with an Agent or on your own: it is almost always the houses that
are the best prepared that sell the quickest and for the most money.
Some hints on preparing the home for sale:
- If you are planning to do a pre-listing whole house inspection,
do it before you begin preparing the home. It makes no sense to paint walls or replace flooring that may have to
be undone if a defect is found.
- Stand back and look at your house through the eyes of a prospective
buyer. What about the home is the most appealing to you? (Highlight those items). What about the home is the most
unappealing or appears to need the most work? (Concentrate on those items).
- It is highly recommended that you do not make the home available for
showings until after your preparation work is completed. The vast majority of buyers simply cannot envision the
dining room without the outdated wallpaper, or the kitchen floor with a new vinyl covering.
